  • The court process may be slower and more complex

  • Planning ahead will be more important than ever


2. Tougher EPC Rules Are Coming


By 2028, all rented properties in England and Wales may need an EPC rating of C or above. Many older properties currently rated D or E will need upgrades.

  • Check your property’s EPC rating now

  • Budget for insulation, windows, heating systems, etc.

  • Consider available grants or incentives


3. Local Authorities Are Expanding Licensing Schemes

More councils are introducing Selective and Additional Licensing schemes, requiring landlords to register and meet stricter conditions.

Non-compliance can mean hefty fines and being banned from letting altogether.


4. Rent-to-Rent Setups Are Risky


If you're approached by a company offering guaranteed rent through a rent-to-rent model, be cautious. These setups can breach mortgage terms, invalidate insurance, and leave you with legal headaches.


Safer alternative: Lease directly to a regulated, government-funded provider. These leases are long-term, stable, and compliant – and your rent is paid directly.


5. Long-Term, Hands-Off Letting Options Exist
