Many landlords are approached by companies offering to “guarantee rent” through rent-to-rent setups. These often involve an unregulated third party taking control of your property and subletting it – usually without proper oversight.

Our Fees

We aim to provide exceptional value to landlords by delivering a fully managed, hands-off service from start to finish.

Our typical fee is the equivalent of one month’s rent, payable only at the point of lease signing. We also offer flexible payment options, including the ability to deduct the fee in instalments from the first two months of rent.

This fee covers everything, including:


   •    Introduction to our government-backed and long-term leasing partners
   •    Rental and incentive negotiation
   •    Ongoing guidance and support throughout the process
   •    Continued aftercare and communication post-signing

To ensure commitment from both sides once a rental offer is accepted, we take a fully refundable deposit, usually 10% to 20% of the total fee. This acts as a holding deposit and is refunded in full if the provider does not proceed.

  2. Property Details – You provide the address and basic info

  3. Suitability Check – We assess the property for provider requirements

  4. Viewing Arranged – A provider rep visits the property

  5. Formal Offer – We send you a guaranteed rent offer and lease terms

  6. Work Required - We will identify any necessary works required and can often offer incentives if more then minor works are needed ​

  7. Agreement Signed – You sign directly with the housing provider

  8. Rent Begins – You start receiving rent from day one
